Where we work in Essex

Southend-on-Sea is a seaside city with a wide mix of flats, conversions and family homes, and rail lines into London. Next door, Leigh-on-Sea is known for its old town and conservation areas, with many period houses converted into flats. Chelmsford is the county city, on the main line to London Liverpool Street. Basildon has a large stock of family housing and services on the c2c line to London Fenchurch Street.

Flats and leasehold properties

A lot of Essex rentals, especially along the Southend and Leigh seafront areas, are flats in converted or purpose-built blocks. That often means a freeholder or managing agent is involved too. When we manage a flat, we can deal with the managing agent on repairs that are the building’s responsibility rather than yours.

Essex councils and licensing

Licensing and HMO rules are set by each council, including Southend-on-Sea City Council, Chelmsford City Council and Basildon Borough Council. We check the rules for your address before a property is let. See our general guide to HMO licensing basics.

Questions from Essex landlords

Which parts of Essex do you cover?

Southend-on-Sea, Leigh-on-Sea, Westcliff, Chelmsford and Basildon, and other parts of Essex. Send the postcode and we’ll confirm.

My property is a leasehold flat. Can you still manage it?

Yes. We manage the tenancy and can liaise with the freeholder or managing agent about building repairs.

Do Essex councils require landlord licences?

Large HMOs need a licence everywhere in England. Some councils add their own schemes. We check for your address.
